A semi detached house or end of terrace house, possibly from the 1920’s or later. This type of house can have a hip roof. This design is the most efficient method for your new loft conversion with a rear box Dorma to maximise space.

Lots of small extensions, conservatories and porches have plastic roofs and this was the cheapest solution for the short term. But once they become old and leaky it’s time to replace them with tiles to match your existing roof and it will last much longer.
It will look smart, keep you dry and will be insulated against the cold. Add a Veluxe or skylight for extra light and ventilation. Also insulating the internal walls will help with any condensation.

This large roof loft conversion extension provided enough space for two bedrooms and a shower room. The design of loft conversion changed a bungalow into a good sized house.
The side ‘hip’ roof was extended to create a gable end. This also had a traditional sussex barn end detail. A large rear box dormer was built to accommodate the shower room. A Velux window was positioned over the new staircase and now floods the new hallway in light.
The position of the staircase was critical to the success of this project. A non load bearing wall was removed and a small amount of space was taken from the spare room to accommodate the new loft conversion staircase.

During construction of a loft conversion the roof is weather proofed at the end of a day. A dormer is built with the existing roof still in place. Nothing is left on the scaffold that can be blown away.
Hip to gable loft conversion
Hipped roofs where designed as an economic method of construction. By extending these you can create a lot of space within the loft. A hip to gable loft conversion is usually required to accommodate the staircase, giving you lots of head room.

You can employ me on a day rate to help out or I can quote for just the to part build and or just window installation. My client had been let down last minute by his builder and I was able stepped in. He project managed everything, sourcing these fabulous Velfac windows for me to fit.

A 1st fix carpenter builds the structure of a house, extension or roof.

A loft conversion can be built anytime of the year
Anytime, is a good time to build a loft, winter or summer. Most clients would like a conversion built in Autumn for a Christmas deadline so why not try January, February and March when the construction business is quieter.
Loft conversions can be built at any time of the year. On dry days we work outside and on really wet days we work inside. Your home will never be vulnerable to the elements.
I am asked many times to build a ‘part build loft’ and I am very happy to help out with your project.
What is a part build loft conversion?
A part build is the first half of a loft conversion build and consists of building and changing the structure of an attic (this sometimes includes adding steels). Plus installing a staircase and Velux roof windows. These are all completed to building regulations, which I can help you with.
This gives you the freedom to finish the project yourself or hire your own trades (electrician, plasterer, 2nd fixer carpenter, plumber and decorator).

My recent loft conversion featured a beautiful four panel Cabrio Velux Window in a master bedroom. Creating an enormous amount of light and space. Cabrio windows are quiet straight forward to fit and can be installed onto most types of roof. This is the loft before I started.

Add in a made to measure wardrobes / storage spaces within the sloping eaves of your loft conversion. Some larger lofts allow enough space for a walk in wardrobe. Creating a very neat and tidy living space. This can all be discussed when plans are being drawn up.

The home owner got up early and cleared the room of furniture. I cut and laid the 18mm solid hard wood floor and by tea time they could replace all the furniture and carry on life as normal! Another happy client.

Always worth considering a window on your staircase of your loft conversion. See the benefits of natural light on your stair case, this is very achieve able and should be considered in your design.
If you don’t have an outside wall there is always the light tunnel option for extra, extra light.

Velux windows can be used in many ways. A clever idea is to double up on letting more light into your loft room by connecting two Velux’s windows together.
